These Terms and Conditions ("Terms") govern your access to and use of the Estate Magazine website, digital publications, and subscription services operated by Estate Magazine Limited, a company registered in England and Wales (company number 07234891) with its registered office at 1 Grosvenor Square, London W1K 6AB ("Estate Magazine", "we", "us", "our").

1. Acceptance of Terms

By accessing our website or subscribing to our services, you agree to be bound by these Terms and our Privacy Policy. If you do not accept these Terms, you must not use our services. We reserve the right to amend these Terms at any time; continued use of our services following notification of amendments constitutes acceptance of the revised Terms.

2. Subscription Services

Digital and print subscriptions to Estate Magazine are offered on monthly, annual, and multi-year terms as specified at the point of purchase. Subscription fees are charged in advance and are non-refundable except as required by the Consumer Rights Act 2015. Annual and multi-year subscriptions may be cancelled within 14 days of purchase under the Consumer Contracts Regulations 2013 ("cooling-off period") for a full refund. After the cooling-off period, subscriptions are non-refundable. Auto-renewal: subscriptions renew automatically at the end of each subscription period unless cancelled at least 48 hours before the renewal date. You may cancel auto-renewal at any time through your account settings.

3. Intellectual Property

All editorial content published by Estate Magazine — including articles, photographs, data visualisations, design elements, and any other creative works — is protected by copyright and other intellectual property rights owned by or licensed to Estate Magazine Limited. You may access and read our content for personal, non-commercial purposes. You may not reproduce, republish, distribute, transmit, adapt, or commercially exploit any of our content without our prior written consent. Brief quotations for journalistic or academic purposes, with clear attribution to Estate Magazine, are permitted under fair dealing provisions.

4. Disclaimer of Warranties

The editorial content published by Estate Magazine is provided for informational purposes only and does not constitute financial, legal, tax, or investment advice. Property market analysis, price references, and investment commentary are based on information believed to be reliable at the time of publication and are not representations or warranties of any kind. 5. Limitation of Liability

To the maximum extent permitted by law, Estate Magazine Limited's aggregate liability to you for any loss or damage arising from your use of our services or reliance on our content shall not exceed the subscription fees paid by you in the 12 months preceding the event giving rise to the claim. We exclude all liability for indirect, consequential, or special loss.

6. Governing Law

These Terms are governed by the laws of England and Wales. Any dispute arising from them shall be subject to the exclusive jurisdiction of the courts of England and Wales.
