The inclusion of a gym and a swimming pool has been standard in luxury residential development for decades. What has changed in the past five years is the depth and sophistication of the wellness specification that the top-end buyer now expects, and the degree to which developers have responded by reconceiving the luxury home as a health infrastructure as much as a living environment. The trigger was COVID-19, which concentrated ultra-high-net-worth individuals in their residences for extended periods and made viscerally apparent the difference between a home that supported wellbeing and one that merely provided shelter from the virus.

The most advanced wellness specifications in current luxury residential development go considerably beyond the conventional gym-and-pool combination. Six Senses Residences, whose branded properties in London, Kensington, Ibiza, and the Maldives set a benchmark for the category, include in their standard specification: a Technogym Performance Hub with VO2 max and metabolic testing capability; a dedicated stretching and yoga studio with infrared-heated floors; a 20-metre salt-water pool with lane ropes and underwater lighting; a heat and water experience sequence (Finnish sauna, hammam, ice plunge, hydrotherapy pool) calibrated to a specific recovery protocol; and a circadian lighting system — based on the WELL Building Standard's light quality criteria — that modulates the colour temperature and intensity of every lamp in the residence across a 24-hour arc matched to the occupant's sleep preferences. The annual maintenance cost of this infrastructure, including specialist contractors, water treatment, and equipment servicing, runs to approximately £80,000–120,000 for a significant London residence.

The next frontier — already visible in a handful of ultra-prime projects in Dubai, Aspen, and a residential tower under development in Miami — is the integration of medical-grade diagnostic and treatment infrastructure. Private medical suites equipped with the equivalent of a comprehensive annual health check — full-body MRI, cardiac stress testing, genomic analysis, IV nutritional therapy — represent the ultimate expression of this trend. The Aman Spa in central London, which offers residential members access to services previously available only through a Harley Street clinic, is the closest current analogue. The residential equivalent — a private medical suite operating under a telemedicine framework with on-call physician access — is not yet standard, but several developers and branded-residence operators describe it as the next significant premium in the category.
